1389 Pleasantview just sold in London Ontario (Phil Bailey - A Top Realtor in London)

Just Sold: 1389 Pleasantview Drive — How a Complete Marketing Strategy Helped Sell This North London Home

Selling a home in London, Ontario requires more than putting a sign on the lawn and waiting for an offer—especially in a market where buyers have more properties to choose from.

I’m pleased to share that 1389 Pleasantview Drive in North London is now sold in Forest Hill-Ballymote Woods. This sale is a great example of how accurate pricing, strong presentation, video marketing, social media exposure, an open house, agent-to-agent collaboration and skilled negotiation can work together to produce a successful result.

The market context makes that result especially meaningful. According to the London and St. Thomas Association of REALTORS®, the region recorded 6.3 months of inventory, 1,403 new listings and 526 sales in August 2026. The sales-to-new-listings ratio was 37.5%, indicating conditions that were leaning in favour of buyers. In this type of market, sellers cannot rely on low inventory or urgency alone. A property needs to be positioned carefully and marketed with purpose.

The property: space and value in North London

1389 Pleasantview Drive is a beautifully maintained two-storey home that was listed at $799,900. It offers more than 3,000 square feet of finished living space, four spacious bedrooms and four bathrooms.

The home’s highlights included bright main-floor living areas, a large dining room, a beautifully updated kitchen with modern finishes and newer appliances, and a flexible layout suited to everyday family life, entertaining and working from home. Upstairs, the primary retreat featured a private ensuite with both a shower and bathtub.

The professionally finished lower level added a full bathroom and kitchenette, creating useful space for extended family, guests or recreation. Outside, the landscaped backyard, established garden and two-car garage added even more appeal. The home was also close to schools, shopping, parks, playgrounds, nature trails, golf courses and major routes.

The challenge was not finding things to love about the property. It was making sure the right buyers understood its value and chose to act despite having plenty of competing listings available.

Step 1: Pricing the home for the market we were actually in

Pricing is one of the most important parts of a successful sale. In a buyer-leaning market, starting too high can cause a home to lose momentum during its most important first days online. Once buyers begin to see a listing as stale, a later price reduction may not fully recreate that initial opportunity.

For 1389 Pleasantview Drive, the goal was to establish a price that reflected the home’s size, condition, upgrades, location and competition while still giving buyers a compelling reason to book a showing. At $799,900, the property was positioned to highlight the amount of finished living space and overall value it offered compared with other North London homes in the same price range.

Pricing right does not mean giving a property away. It means using current data and buyer behaviour to create attention, showings and a stronger negotiating position.

Step 2: Using video to help buyers experience the home

Professional photography is essential, but video can communicate a home’s layout and sense of space in a way that still images cannot.

For this listing, I used a dedicated property-tour video to guide buyers through the home and highlight its most marketable features. The video showed how the main living areas connected, the size of the bedrooms, the flexibility of the finished lower level and the lifestyle offered by the backyard and North London location.

Video marketing also gave the listing a second life beyond the standard MLS® presentation. It created content that could be shared on my website, YouTube and social media, helping the property reach buyers wherever they were searching.

Step 3: Building additional exposure through social media

Buyers do not all begin their search in the same place. Some watch Realtor® websites closely, while others discover homes through Instagram, Facebook, YouTube or a post shared by someone they know.

The social media strategy for 1389 Pleasantview Drive focused on clear, practical reasons to consider the home: more than 3,000 square feet of finished living space, four bedrooms, four bathrooms, an updated kitchen, flexible lower-level space and a convenient North London location.

The goal was not simply to collect views. It was to turn attention into meaningful action by directing interested buyers to the full listing, the video tour, the open house and private-showing opportunities.

Step 4: Creating an in-person opportunity with an open house

An open house remains valuable when it is treated as part of the overall launch rather than as a stand-alone event.

The open house at 1389 Pleasantview gave buyers an easy, low-pressure opportunity to experience the home in person. It also created another reason to promote the property online, reconnect with interested buyers and encourage agents to remind their clients about the listing.

Just as importantly, direct conversations and visitor feedback helped show how buyers were responding to the home. That information is useful when assessing interest, answering objections and planning the next stage of a listing campaign.

Step 5: Collaborating with other real estate agents

Successful real estate transactions are collaborative. A listing agent’s job is not only to market a home to the public, but also to make it easy for other agents to obtain information, arrange showings, ask questions and present the property confidently to their buyers.

Throughout the sale of 1389 Pleasantview Drive, I maintained open and professional communication with cooperating agents. Quick responses, clear property information and constructive conversations helped keep the process moving and ensured interested buyers could make informed decisions.

Strong agent relationships do not replace marketing, but they can make good marketing more effective.

Step 6: Using negotiation skills to move from interest to a sale

Generating an offer is only part of the job. The terms, conditions, timing and risk within an offer all matter, and the strongest deal is not always determined by price alone.

As a Certified Negotiation Expert, I approached the negotiation with a clear understanding of my seller’s priorities. That meant assessing the complete offer, communicating strategically with the buyer’s representative, protecting the seller’s position and working toward terms that could be completed successfully.

Good negotiation is not about creating unnecessary conflict. It is about knowing where to be firm, where there may be room to move and how to keep both sides working toward a result.

What London homeowners can learn from this sale

The sale of 1389 Pleasantview Drive shows that homes can still sell successfully in a challenging London market, but the details matter. Sellers need a plan that brings all the pieces together:

  • A price based on current competition and buyer behaviour
  • A clear value proposition for the home
  • Strong photography and property-tour video
  • Targeted promotion across social media and other online channels
  • An open house supported by advance marketing and follow-up
  • Responsive collaboration with buyer agents
  • Skilled negotiation focused on both price and terms

No single tactic sold this home by itself. The result came from combining these elements into one coordinated strategy.
