Selling a Home in London Ontario? Here’s What Actually Matters in Today’s Market

Selling a home in London Ontario right now looks very different than it did even a couple of years ago.

Yes, good homes are still selling.

But buyers are more selective, inventory has increased in many areas of the city, and the homes getting the best results are usually the ones that launch with a real strategy behind them.

That’s exactly what I talked about in this recent video (spoiler alert: it worked!):

London Ontario Buyers Are Doing Their Homework

Most buyers in London are shopping online long before they ever book a showing.

They’re:

  • comparing neighbourhoods
  • watching home tours
  • checking school districts
  • looking at sold prices
  • and comparing your home to every other listing in your price range (and there may be a lot of those!)

That’s especially true in competitive areas like:

  • Hyde Park
  • Byron
  • Stoney Creek and Ballymote Woods
  • Summerside
  • Sunningdale
  • Wortley Village

The reality is that first impressions now happen online — not at the front door.

The First Week Matters Most

One of the biggest mistakes I see sellers make in the London market is thinking:

“We can always lower the price later.”

Technically, you can.

But the strongest buyer activity almost always happens during the first few days a home hits the market.

That’s when:

  • new listing alerts go out
  • buyers are paying attention
  • agents are watching
  • and excitement is highest

If a listing launches overpriced or without strong marketing, it can lose momentum quickly.

Why Digital Marketing Matters More Than Ever in London Ontario

A lot of homes in London look similar on paper.

Same number of bedrooms.
Same square footage.
Same general price range.

What separates the homes that stand out is often the marketing and presentation.

That includes:

  • professional photography
  • video tours
  • social media exposure
  • YouTube marketing
  • staging advice
  • and strategic pricing

The goal is simple:
Make buyers stop scrolling and pay attention. Momentum is everything in real estate.

Video Marketing Gives Homes More Exposure

One of the reasons I focus heavily on video marketing is because it helps homes reach buyers far beyond just the MLS.

A strong real estate video can:

  • create emotional connection
  • showcase the neighbourhood
  • highlight layout and flow
  • increase social sharing
  • and generate more overall interest

That’s especially important in a city like London where buyers are often relocating from places like:

  • Toronto
  • Kitchener
  • Waterloo
  • Mississauga

Many buyers are making decisions online before they even visit the city in person.

Thinking About Selling Your Home in London Ontario?

Every neighbourhood and price point is different, and the best strategy depends on:

  • your timing
  • current inventory
  • buyer demand
  • competition in your area
  • and how your home compares to similar listings

The right launch strategy can make a major difference in:

  • sale price
  • days on market
  • buyer interest
  • and negotiating power

FAQ

Is now a good time to sell a home in London Ontario?

In many London neighbourhoods, properly priced and well-marketed homes are still selling successfully, especially homes that show well online and launch strategically. There is also a big opportunity right now, in my opinion, for people to upgrade homes as prices have come down on higher end properties more then entry level price wise.

What helps homes sell faster in London Ontario?

Pricing correctly, strong marketing, professional photos and video, and preparing the home properly before listing all play a major role.

Do YouTube and social media help sell homes?

Absolutely. Video marketing increases visibility, buyer engagement, and overall exposure — especially for buyers relocating to London from larger Ontario cities.

I have a strong professional background in digital marketing even before becoming a real estate agent, and I use this experience very single day to help sell homes in London.

What are some of the most popular neighbourhoods in London Ontario?

Areas like Hyde Park, Byron, Stoney Creek, Wortley Village and Summerside continue to attract strong interest because of schools, parks, amenities, and family-friendly communities.

Ballymote Woods map in London Ontario

Ballymote Woods: London Ontario Neighbourhood Profile

As a realtor in London, Ballymote Woods is one of the neighbourhoods I consistently hear buyers ask about — especially families and move up buyers looking for larger homes in northeast London.

Located just north of Sunningdale Road, and north of Stoney Creek, Ballymote Woods is known for its upscale detached homes, quiet streets, mature feel, and strong sense of community. It offers a balance that’s becoming increasingly difficult to find in London: newer luxury style homes in an area that still feels established and private.

One of the features that makes Ballymote Woods especially unique is that some homes back directly onto wooded areas, giving certain properties an incredible level of privacy and a much more natural setting than many newer developments in the city.

For homeowners thinking about selling, Ballymote Woods continues to hold strong appeal because inventory in the area is often limited while buyer demand remains high.

Why People Like Living in Ballymote Woods

One of the biggest reasons people love Ballymote Woods is the overall feel of the neighbourhood. The streets are quiet, homes are well maintained, and there’s a noticeable pride of ownership throughout the community.

Buyers are often drawn to Ballymote Woods because of:

  • Large detached family homes
  • Generous lot sizes
  • Executive style properties
  • Limited through traffic
  • Strong long term resale value
  • A more private and established atmosphere compared to newer subdivisions
  • Select homes backing directly onto wooded areas

It’s also a neighbourhood where many homeowners stay long term, which helps create a stable and welcoming community feel.

For buyers who value outdoor space and nature, the proximity to Forest Hill Park is another major advantage. The park’s walking trails and green space add to the peaceful atmosphere that makes this area so desirable.

From a real estate perspective, Ballymote Woods appeals strongly to buyers relocating within London who are looking for more space without sacrificing convenience.

What’s Close By?

One of the advantages of Ballymote Woods is its location in north London, giving residents easy access to shopping, recreation, schools, and everyday amenities.

Nearby highlights include:

  • Stoney Creek Community Centre YMCA — including a full gym, fitness facilities, and pool
  • Forest Hill Park with trails and green space
  • Lyndinshire Golf & Country Club nearby for golf enthusiasts
  • Masonville shopping and restaurants
  • Nearby parks and walking paths
  • Strong school options in north London
  • Easy access to Richmond Street and Highbury Avenue

For active families, being close to the Stoney Creek YMCA is a major bonus, especially with swimming, fitness programs, and recreation all nearby.

Home Prices in Ballymote Woods

Ballymote Woods is generally considered one of the more premium neighbourhoods in north London.

Most homes in the area are larger detached properties, and pricing often reflects the lot sizes, home quality, and overall reputation of the neighbourhood.

While prices can vary depending on the size of the home, updates, and backing lots, buyers can typically expect:

  • Entry point homes in the upper luxury range
  • Many properties trading well over $1M with some starting in the $700,000 range.
  • Premium pricing for wooded lots and backyard privacy
  • Higher demand for updated homes with outdoor entertaining space

For sellers, this creates an opportunity to stand out when a home is properly prepared and marketed. In neighbourhoods like Ballymote Woods, professional marketing and strong digital exposure can make a significant difference in attracting qualified buyers.

Thinking About Buying or Selling in Ballymote Woods?

Whether you’re looking to buy a home in this area or wondering what your current property could be worth in today’s market, it’s one of the north London neighbourhoods I believe continues to offer strong long term value.

As a London Ontario realtor, I work closely with buyers and sellers throughout north London and would be happy to help you better understand the Ballymote Woods market or any areas in London.

How to Sell Your Home for More Money in London, Ontario | Phil Bailey, an award-winning Realtor®

If you’re searching for a top realtor in London Ontario or wondering how to sell your home for the most money, you’re in the right place.

Selling a home today takes more than just putting it on MLS. The difference between an average result and a great one often comes down to marketing, strategy, and execution.

As a London Ontario Realtor® with HouseSigma Inc. Brokerage, I focus on helping sellers get maximum exposure, strong offers, and the best possible outcome.

Here’s exactly how I do it.

A Proven Strategy to Sell Your Home in London Ontario

Every home sale starts with a plan.

Before listing your property, I analyze:

  • Recent sales in your neighbourhood
  • Current competition
  • Buyer demand in your price range

This allows me to position your home strategically within the London Ontario real estate market. In some cases, that means pricing to generate multiple offers. In others, it means targeting a specific type of buyer. In the 2026 market in London, pricing is extremely important as we need to stand out among our competitors.

The goal is always the same: create demand and maximize your sale price. Momentum is key!

Professional Video Marketing That Attracts Buyers

One of the biggest advantages I offer as a realtor in London Ontario is high-quality video marketing.

Today’s buyers are scrolling quickly through listings. If your home doesn’t stand out immediately, it gets overlooked.

I create custom video content for every listing, including:

  • Walkthrough videos
  • Short-form social media videos designed to grab attention
  • Feature-focused clips that highlight what makes your home special

This approach helps your home reach more buyers and creates a stronger emotional connection, which often leads to faster sales and better offers.

Digital Marketing That Reaches Serious Buyers

When you list your home with me, it doesn’t just rely on MLS exposure.

I use targeted digital marketing strategies to promote your property across multiple platforms:

  • Social media advertising on Instagram and Facebook (Over 3000 followers on Instagram alone)
  • Targeted campaigns aimed at active buyers
  • Specific ads to keep your home in front of interested viewers

This ensures your home is seen by the right people, not just the most people.

For sellers in London Ontario, this kind of exposure can make a significant difference in both how quickly a home sells and the final sale price.

Leveraging My Social Media Following to Sell Your Home

I’ve built a strong and engaged social media presence focused on real estate in London Ontario. I have not only studied the theory of digital marketing (at Western and Fanshawe), but I have decades of real life experience implementing these strategies.

When I list a home, I promote it directly to my audience to:

  • Generate early interest
  • Increase showing activity
  • Build momentum before and during the listing period

This added exposure often leads to more inquiries and stronger buyer competition, which is exactly what you want when selling your home.

Preparing Your Home to Stand Out in the Market

Presentation plays a major role in how your home performs.

I work closely with my clients to ensure their home shows at its best by advising on:

  • Staging and layout improvements
  • Small updates that offer a strong return on investment
  • How to make your home stand out in photos and video

In a competitive London Ontario housing market, these details matter.

Skilled Negotiation to Maximize Your Sale Price

Marketing gets buyers interested. Negotiation is what gets you the best result. I have taken specific training in negotiation and have my Certified Negotiation Expert (CNE) designation. What’s more important, I have negotiated hundred of real estate deals for my clients.

When offers come in, I focus on:

  • Creating competition whenever possible
  • Structuring offers to your advantage
  • Navigating conditions and timelines carefully

As an experienced London Ontario Realtor®, my job is to protect your position and help you walk away with the best possible outcome.

Why Choosing the Right Realtor in London Ontario Matters

Not all real estate agents approach selling the same way.

If you’re looking for a realtor in London Ontario who uses video, digital marketing, and social media to drive real results, it’s important to choose someone with a clear, modern strategy.

The way homes are marketed today has changed, and your success depends on adapting to that.

Thinking About Selling Your Home in London Ontario?

If you’re considering selling in 2026 or beyond, I’d be happy to show you exactly how I would market your home and help you achieve the best possible result.

Whether you’re ready to list or just exploring your options, having the right information is the first step. Let’s chat.

Selling your home in London Ontario? Do these 3 things!

3 Things Every Home Seller in London, Ontario Should Do Before Listing in 2026

Thinking About Selling Your Home in London This Year?

If you’re planning to sell your home in London, Ontario in 2026, there are a few simple things you can do before you list that can make a major difference in your final sale price.

Most sellers focus on timing the market — but the truth is, how you prepare your home matters just as much (if not more).

Watch this quick video where I break down the 3 most important steps 👇

The 3 Things Every Seller Should Do Before Listing

1. Declutter — Less is More (and Worth More)

One of the biggest mistakes I see sellers make in London is simply having too much stuff in the home.

When buyers walk through your property, they’re not just looking at the space — they’re trying to picture themselves living there. Clutter makes that difficult.

In today’s market, especially in areas like Sunningdale, Summerside, Masonville, and Byron, buyers expect clean, open, functional spaces.

What to do:

  • Remove excess furniture
  • Clear countertops and surfaces
  • Organize closets (buyers will open them)

A decluttered home feels bigger — and bigger homes sell for more.

2. Depersonalize — Make It Feel Like Their Future Home

Your home tells your story — but when you’re selling, it needs to tell the buyer’s story.

Personal items like:

  • Family photos
  • Kids’ artwork
  • Unique décor choices

…can distract buyers from seeing the home itself.

The goal is to create a space that feels neutral, clean, and welcoming to anyone walking through.

Think of it this way:
You’re not selling your home — you’re selling a lifestyle.

3. Deep Clean — First Impressions Drive Offers

This is the one that’s often underestimated.

A spotless home signals to buyers that the property has been well cared for — and that confidence can directly impact your offers.

In competitive price points across London, a clean home can be the difference between:

  • One offer… or multiple
  • A conditional offer… or a firm one

Focus on:

If needed, it’s absolutely worth bringing in a professional cleaner before listing.

Why This Matters More in Today’s London Market

Buyers in London, Ontario are more informed than ever — and expectations are high.

Even in a strong market, homes that aren’t properly prepared:

  • Sit longer
  • Get fewer showings
  • Sell for less

The sellers who win are the ones who treat their home like a product before it hits the market.

Thinking About Selling? Let’s Build a Strategy

Every home — and every situation — is different.

If you’re even considering selling this year, the best first step is a quick conversation. I’ll give you:

  • A realistic price range based on current London sales
  • Specific recommendations to maximize your value
  • A clear plan to get your home sold with the least stress possible

Divorce realtor in London Ontario

Divorce Realtor in London Ontario: 5 Tips to Protect Yourself When Selling During a Separation

Going through a separation or divorce is tough—there’s no way around it. And when a home is involved, things can get even more complicated, both emotionally and financially.

If you’re searching for a divorce realtor in London Ontario, you’re likely trying to figure out what to do with your home and how to protect your financial position.

In London Ontario, I’ve helped a number of clients navigate selling a home during a separation. Every situation is different, but the goal is always the same: protect your money, reduce stress, and help you move forward.

If you’re dealing with a separation and trying to figure out your next step, here are five key things you should be thinking about.

1. Understand Your Options Before You Make a Move

When going through a divorce, it’s common to feel pressure to make quick decisions—but this is one of the biggest financial decisions you’ll make.

Your main options usually include:

  • Selling the home and splitting the proceeds
  • One partner buying out the other
  • Holding the property short-term

What makes sense will depend on your finances, mortgage, and the current London Ontario real estate market.

Before making any decisions, it’s important to speak with both a divorce lawyer and a local real estate agent who understands separation situations. You may also need other experts like an accountant, mediator, and appraiser. This helps you avoid costly mistakes early on.

2. Get an Accurate Home Value in Today’s London Market

If you’re selling a house during a divorce in London Ontario, pricing matters more than ever.

I often see situations where one side is relying on an online estimate or informal opinions—and it creates unnecessary tension right away.

What you need is a clear, defensible home value based on:

  • Recent sales in your neighbourhood
  • Current competition in London
  • Buyer behaviour in today’s market

This helps both parties work from the same information and keeps things moving forward without added conflict.

3. Keep Emotions Out of the Sale (As Much As Possible)

Selling a home during a divorce is not just a financial transaction—it’s emotional. But the market doesn’t respond to emotion.

In London, buyers are looking at value, condition, and price—nothing else.

Common issues I see:

  • Overpricing the home to “win”
  • Turning down strong offers
  • Delaying decisions

Having a real estate agent who is experienced in selling during a divorce helps keep things objective and focused on getting the best outcome.

4. Prepare the Home Properly to Maximize Your Sale Price

Even during a separation, how your home shows will directly impact your final sale price.

If you’re selling your home during a divorce in London Ontario, focus on:

  • Decluttering and cleaning
  • Neutral presentation
  • Taking care of small repairs

A well-prepared home can make a significant difference in your final result.

I can help coordinate staging, cleaning, and prep so this doesn’t become another stress point.

5. Work With a Realtor Experienced in Divorce Situations

Not every real estate agent has experience handling divorce sales—and it matters.

You want someone who understands:

  • How to communicate with both parties
  • How to remain neutral and professional
  • How to navigate timelines, lawyers, and negotiations

Alongside your lawyer and mortgage advisor, having the right realtor in place can make the entire process smoother and help you avoid unnecessary delays or disputes.

Why Hiring a Divorce Realtor in London Ontario Matters

Selling a home during a separation is very different from a typical sale.

There are more moving parts, more communication required, and more at stake financially.

As a London Ontario realtor who has worked with separating couples, my role is to:

  • Keep the process moving forward
  • Provide clear, honest advice
  • Help both parties reach a strong financial outcome

The focus is simple: get you through this process with as little stress as possible and in the best position for your next step.

Best school districts in London Ontario

Best School Districts in London Ontario (2026) | Work With a Realtor Who Knows the Top Neighbourhoods

If you’re searching for the best school districts in London, Ontario, you’re not alone. As a parent myself, I know how important schools matter when searching for my own home and I am hoping to share some of my experience as both a parent and real estate agent in London.

Every year, more buyers are choosing neighbourhoods based on school zones — and this trend is only getting stronger in 2026. Whether you have kids or not, understanding how school districts impact real estate can help you make a smarter decision when buying or selling a home.

If you’ve already seen my breakdown of the top-ranked elementary schools and neighbourhoods in London, this is the next step — understanding why those school zones matter so much in today’s market.

Why School Districts in London, Ontario Matter for Real Estate

School districts are one of the biggest drivers of home values in London, Ontario.

Neighbourhoods connected to top-rated schools consistently:

  • Attract more buyers
  • Sell faster
  • Command higher prices

Areas like Oakridge, Old North, Old South, Wortley Village, Masonville, Uplands, Stoney Creek, and Byron continue to stand out because of their strong school catchments and overall lifestyle appeal.

Even if you’re not focused on schools personally, buyers in these areas are — and that demand directly impacts your home’s value.

Top School Zones in London Ontario Drive Higher Home Prices

One of the most important things to understand is this:

Two similar homes in different school districts can sell for very different prices.

Homes located in top school zones often:

  • Receive more showings
  • Generate stronger offers
  • Experience less time on market

This is because many buyers are specifically searching for homes near top schools in London, Ontario — and inventory in those areas is often limited.

Buying a Home in London? School Districts Still Matter Without Kids

A common mistake buyers make is assuming school zones only matter if they have children.

The reality is:

School districts affect your future resale value.

Even if this is your long-term or “forever” home, when it comes time to sell:

  • Your buyer pool will be larger in strong school zones
  • Your home will be easier to market
  • You’ll be better protected in a slower market

In London, Ontario, school-driven demand is one of the most consistent and reliable factors in real estate.

Investment Properties Near Top Schools in London Ontario

If you’re an investor, school districts are even more important.

Buying a rental property near a top-ranked school in London can help you:

  • Attract long-term tenants
  • Reduce vacancy
  • Increase rental stability

Families actively search for rentals within specific school boundaries, making these properties more desirable and easier to lease.

Best Neighbourhoods in London Ontario Near Top Schools

Many of the best school districts are located in neighbourhoods that also offer strong overall lifestyle appeal.

These areas typically feature:

  • Parks and trails
  • Family-friendly streets
  • Proximity to amenities and shopping
  • Well-maintained homes

This combination of schools and lifestyle is what makes neighbourhoods like Masonville, Sunningdale, Uplands, and Stoney Creek some of the most sought-after areas in London.

School Boundaries in London Ontario Can Change

It’s important to know that school boundaries are not fixed.

As London continues to grow, new schools are built and boundaries can shift. This can impact:

  • Which school a home is assigned to
  • Future demand in certain neighbourhoods
  • Long-term property value

Working with a real estate agent in London who understands both the housing market and school trends can help you avoid costly mistakes.

The Bottom Line on School Districts and Real Estate in London Ontario

School districts in London, Ontario play a major role in:

  • Home values
  • Buyer demand
  • Rental potential
  • Long-term appreciation

Whether you’re buying your first home, upgrading, or investing, choosing the right school zone can make a significant difference in your results.

Looking to Buy or Sell in a Top School District in London, Ontario?

If you’re searching for:

  • Homes near the best schools in London Ontario
  • The top neighbourhoods for families
  • Or a real estate agent in London who understands school zones and market trends

I can help.

Best Elementary Schools in London Ontario (2026 Rankings) and the Neighbourhoods Families Love

Choosing the right elementary school is one of the biggest factors for families when deciding where to buy a home in London, Ontario. Every year I speak with buyers relocating to London (or within the city) who want to know which neighbourhoods are close to the top-ranked schools and what areas offer the best opportunities for their kids. So to help, I put together the list! London has many excellent elementary schools across both the Thames Valley District School Board and the London District Catholic School Board, but some schools consistently rank higher based on test scores.

John Dearness Public School in London’s Hazelden neighbourhood takes the top spot across both boards based on the latest Fraser Institute test score data with a 9.8 score (almost perfect!).

Last year, I looked at school rankings and many of you reached out with questions on home prices in each area. It varies drastically, and a highly ranked school can make a huge difference when it comes to demand for families with school-aged children. As always, please reach out directly if I can ever help find you the perfect home in the right catchment area.

Below are the most recent Fraser Institute rankings for elementary schools in London, Ontario. These rankings are based on standardized testing results and provide a helpful starting point for families comparing schools across the city. While rankings are only one piece of the puzzle when choosing a school, they can be a useful guide when exploring neighbourhoods and deciding where to begin your home search. As a parent myself, I always recommend chatting with other parents and asking others with first-hand experience before making such a big decision. I know I did!

Top Elementary Schools in London, Ontario

A FEW NOTES: To help differentiate between school boards, I’ve broken down the rankings by Public and Catholic Elementary Schools in London Ontario based on the Fraser Institute’s data. You will also notice that several schools have the exact same ranking score so I’ve listed more than 20 public elementary schools to account for this (and added a * beside the number to show there is a tie happening). There have also been some schools with name changes in recent years and I have tried to use the modern name in all cases. Please send me a message if there are any discrepancies you see as I would like this to be as accurate as possible to help other parents. You can message me or text me at 226-977-2348 at any time with questions.

Don’t Make These 3 Mistakes When Selling Your Home in London, Ontario in 2026

If you’re planning to sell your home in London, Ontario in 2026, there are a few common mistakes that can make it harder to attract buyers and get strong offers. As a Realtor working with sellers across London and the surrounding communities, I often see homeowners unintentionally hurt their chances of selling quickly by overlooking a few key things.

If you actually want your home to sell in today’s market, here are three things you should avoid.

  1. Don’t overprice your home

The first mistake many sellers make is pricing their home too high right from the start. It’s tempting to “test the market” and see if someone might pay more, but this strategy often backfires.

The first couple of weeks on the market are when your home will receive the most attention. Buyers who are actively searching in London are watching new listings closely. If your home is priced significantly above comparable properties, many buyers will simply skip it and move on to the next listing.

When a property sits on the market too long, buyers start to wonder if something is wrong with it. This can lead to fewer showings, price reductions, and weaker offers later on.

The goal when listing a home isn’t just to put it on the market — it’s to create demand. Pricing your home strategically from day one can attract more buyers, generate showings, and in some cases even create competition among buyers.

  1. Don’t ignore staging and presentation

Another mistake that can make a big difference is not caring enough about how the home looks before it hits the market.

Today’s buyers often see your home online before they ever step inside it. Photos, videos, and social media exposure are often the first impression your property will make. If the home isn’t presented well, many buyers may never book a showing.

Simple improvements to staging and presentation can dramatically improve how your home shows. This might include decluttering, arranging furniture properly, improving lighting, or adding small design touches that help buyers visualize themselves living in the space.

Professional photos and a well-prepared home can help your listing stand out when buyers are scrolling through dozens of homes online.

  1. Don’t skip hiring an agent who understands digital marketing

Real estate marketing in 2026 is very different than it was even a few years ago. Many buyers now discover homes through online platforms, social media, and digital advertising before they even visit traditional listing websites.

That’s why it’s important to work with a real estate agent who understands how to market homes online and reach buyers where they are actually searching.

A strong digital marketing strategy can include things like social media promotion, targeted advertising, video content, and high-quality online listings that maximize exposure for your property.

The more qualified buyers who see your home, the better your chances of receiving strong offers.
